The Problem
Why Some Epoxy Floors in Des Moines Fail, and Ours Don't
"Epoxy" covers everything from a $60 hardware-store kit to a 1/4-inch industrial floor, and most of what's peeling in Des Moines garages and basements is the cheap end. Water-based kits go on at 3 to 4 mils over acid-etched concrete. Iowa freeze-thaw, road salt, moisture vapor from the slab, and hot tires take them apart in two summers.
Real epoxy flooring is a different product: 100% solids, two-component, applied at 10 to 20 mils per coat over mechanically ground concrete, with the slab moisture-tested first. Done right, it's one of the toughest floor surfaces you can buy: the thickest build, the hardest surface, and the best chemical resistance of any residential coating. The two complaints people have about older epoxy floors, ambering in sunlight and a slow cure, are solved today with a hybrid system: a 100% solids epoxy base under a UV-stable polyaspartic or aliphatic urethane topcoat. You get epoxy's build and toughness with a finish that doesn't yellow and a floor you can park on in a day or two.

An epoxy floor is a bonded, seamless resin surface that turns porous concrete into a hard, non-porous, cleanable floor. We install three families of epoxy systems depending on how the floor is used:
Residential Epoxy Floors
Garages, basements, laundry rooms, and workshops. Epoxy base with a polyaspartic topcoat for UV stability, in solid color, flake, or metallic.
Commercial Epoxy Floors
Retail, showrooms, offices, kitchens, and light manufacturing. High-build, slip-resistant, and available in USDA-compliant and low-odor formulations.
Industrial Epoxy & Urethane Cement
Warehouses, shops, wash bays, and food processing. Thick systems (60 mils to 1/4") with quartz or aluminum-oxide broadcast for forklifts, chemicals, and thermal shock.

When Epoxy Flooring Is the Right Choice
The floor takes heavy loads or impact
Epoxy builds thicker than polyaspartic, so it's the better base for shops with lifts, jacks, and dropped tools, and for commercial floors with pallet jacks and carts.
The floor sees chemicals or wash-downs
Epoxy and urethane cement resist oils, solvents, brake fluid, coolant, and cleaning chemicals far better than sealers or paint.
The slab is pitted, rough, or uneven
High-build epoxy fills and levels surface damage that thin coatings would telegraph through.
You want the most floor for the money
Epoxy delivers more thickness per dollar than any other coating. An all-epoxy system is a smart buy for shops, basements, and garages that see little direct sun; add a polyaspartic topcoat and it's the right answer for a sunny garage too, with vehicles back on it in 24 to 48 hours.
You want a designer metallic floor

All-epoxy system
Primer, 100% solids epoxy base, epoxy or urethane topcoat. Thickest build for the money and the hardest surface we install. Ideal for shops, basements, commercial floors, and garages that don't get direct sun through the door. Cure: light foot traffic in 24 hours, vehicles in 3 to 5 days (fast-cure formulations are available when the schedule is tight).
Epoxy base + polyaspartic topcoat (the hybrid we install most)
Every epoxy advantage with none of the old drawbacks. The epoxy provides build, fill, and adhesion; the polyaspartic topcoat adds UV stability, extra hot-tire and chemical resistance, and a fast return to service. Two-day install, park in 24 to 48 hours after the topcoat. This is our go-to for garages and basements.
All-polyaspartic system

Two things need managing on any Iowa floor: moisture and cold. Slabs here sit over saturated clay and push vapor upward, especially in spring, and unheated garages drop below the 50°F that standard epoxies want for curing. We handle both as a matter of routine: every slab is moisture-tested and gets a mitigation primer when the numbers call for it, and in winter we use cold-cure epoxy formulations, heated enclosures, or a polyaspartic topcoat to keep the schedule.
